Hotel Development & Pre-Opening Services

We assist to create unique identities for hotel brands, and develop business strategies and financial models to achieve the brand objectives. Our scope of general hotel development services include :
  • putting together project teams including architects, interior designers, kitchen and bar planning designers, information technology consultants, audio visual consultants, art-program consultants, energy management advisors, and other specialists and contractors;

  • establishing scope of works, budgets, contract terms and conditions, delineation matrices of responsibility for each party;

  • Reviewing and auditing functionality in proposed designs (front and back-of-house) to create not only practical and efficient environments, but also unique characteristics to enhance the brand;

  • Evaluating positioning strategy for the brand, researching the competitive environment, assisting with formulation of equity positions and shareholders agreements, formulating brand philosophies, create USPs, develop product concepts and strategies, writing design guidelines and briefs, and develop subsequent Standard Operating Procedures.

  • Facilitating the building of a comprehensive budget including construction, ELV, FF&E, OS&E, Third Party, and Operator costs, to build a comprehensive financial model (and a target total cost per room), in order to implement ROI objectives of owners;

  • Introducting and negotiating management terms and conditions with third party operators where required, or establish guidelines for the formation of in-house management;

  • Deriving development strategies for the growth of a brand through acquisition, venture-capital finance, franchising and management contracts;

  • Providing investment and financial consulting expertise;

  • Conducting feasibility studies and viability studies, and also due diligence on perspective ventures (acquisitions) and management operations review (MOR) on existing properties;

  • Differentiating by creating brands and provide concept and development strategies for brands;

  • Establishing accounting, control, internal audit procedures, and create accounting platforms based on the Uniform System of Hotel Accounts (USHA), and Generally Accepted Accounting Principles (GAAP);

  • Conducting market research and analysis;

  • Providing comprehensive consulting on materials management procedures;

  • Offering Owner's Representation Services on Projects, and provide project or turnkey management solutions.
